In 2007, we set out to design an RV Storage lot like no other in the area. At that time, most RV lots were simply gravel lots with tight drive aisles and little to no amenities. After visiting and researching nearly 75 RV lots along the front range, we decided to design a facility like no other in Colorado. Living near the location where we operate out of today, we found a farm field and began the process of creating something new. We set out with six objectives.
#1 Make it secure: Build high fences with anti-climb / anti-cut technology. Use the best security cameras available and replace them as technology advances. Make sure there is a camera on every drive aisle and every inch of the fence lines. Today we have over 106 cameras with the most capable of color night vision. We have 100% coverage of every aisle on all 34 acres. At the gates we added biometric keypads, and fingerprint scanners, to prevent
people from sharing codes. While it may be inconvenient to be present when you wish to sell your RV or get it repaired, it prevents non-customers from having unescorted access. We also have license plate readers to track all traffic to catch anyone taking a look that may not have the best intentions in mind, or to catch people tail-gating through the gates.
#2 Make it easy to park: Design drive aisles and spaces that scale with the size of the unit. All drive aisles are at least 35ft wide, but for those really large RVs, our aisles scale up to 65ft wide. Drive aisles are designed to be 5ft wider than the largest RV on the storage aisle. For example, if the row of parking is for 35ft units the drive space in front of it is 40ft. The width of the spaces also scales based on the size of the type of parking varying from 10.5ft wide to 12.5ft wide.
#3 Provide Services: Dump Stations, Air Compressors, drinking water, and propane. Make the dump stations easy to pull into and out of. When we designed the property we found that if a competing property had a dump station it was in some back corner and hard to reach. Our dump stations are easy to use, with water and air nearby. We designed our propane area with the same mindset, large areas to maneuver large vehicles. Easy pull-in, easy pull-out.
#4 Provide storage options: Outdoor, Covered, Indoor. For over 10 years we have been one of only two facilities north of I-70 to offer canopy storage, and one of the very few to offer indoor storage. The Colorado sun and frequent hail storms make canopy storage for your RV or boat a great option at a lower cost than indoor storage.
#5 Make Things Easy: The gates have high and low keypads for easy access depending on what you drive in or out in. The gates are open 24/7. No one wants to rush back from a camping trip to drop their boat or RV off. Make it easy to park with wide aisles. Make it easy to use the dump stations with access straight off the gates. Make it easy to put air in your tires with large areas to pull up to. Make it easy to turn into the drive aisle with plenty of room to get into your parking aisle and back onto the main drive aisles.
#6 Fire Protection: At considerable expense, we ran large water lines to the property for fire protection. When driving around the property you will notice multiple fire hydrants. Many of our competitors do not have fire hydrants and opted for less expensive, less effective ways to
protect your property in the event of a fire. Something most people don’t think about until it is too late.
